Congratulations to my Buyer-Clients!--and the Seller!

After showing my Buyers new construction and resale homes throughout Kirkland, Sammamish, Redmond and Bellevue it was clear their highest priority was enrolling their children in Newport Highschool (ranked 7 out of 315 Washington Highschools). However, new construction for this area was out of their desired price range, so I needed to find a fixer that didn't require too many renovations that would exceed their construction budget. 

The Listing Agent for this home listed at $965,000 was also the Seller and a "part-time agent" (i.e. real estate was not his profession); he had done no more than 7 real estate deals in the last 4 years as opposed, for example, to no less than 60. After explaining the real estate market a few different times in different formats to the Seller, tactfully addressing issues with his home (that he lived in for 30 years) and presenting/negotiating a good offer--in Buyer-Clients saved $65,000 and the Seller finally sold his home that had been on the market 4 times longer than recent comparables.

Both the Buyers and Sellers got what they wanted and are ecstatically happy. A good deal🤝
