Rise properties debuts and lists the First Officer's Row Home

$2.0 million for a legacy residence, nestled in 534-acres of park land with a destination view, RISE Properties is thoughtfully bringing history back to life

More than a century in the making, the opportunity to own one of the last 13 Colonial Revival residences within Seattle’s historic Fort Lawton arrives today.

RISE Properties announced that they are listing their first of five homes, while two reserved homes are pending sale. The first home, 4002 Washington Avenue, will be listed for $2.0 million. No home is listed for sale until it’s been fully renovated.

The three nostalgic residences, 4000, 4002 and 4004 are part of a thirteen-home collection perched above the Fort Lawton Parade Ground in Discovery Park with preserved views of the Puget Sound and Olympic Mountain range. Originally built as housing for military officers between 1899 and 1904, this is the first time that these homes have been available for private ownership.

All of the homes offer between 4,027 – 6,600 sf. of living space thoughtfully renovated by the world-class design team of Seattle based GGLO. This expert team of architects and interior designers worked with the City Landmarks Preservation Board to ensure that each home’s unique historic attributes are preserved while incorporating contemporary, modern-day conveniences.

4002 Washington Avenue is the first home on Officer’s Row to be listed. It includes all-new plumbing with on-demand hot water, new electrical systems, and hydronic heating on the main floor with energy efficient low-profile radiators on the other levels. It also includes a newly constructed, detached two-car garage.

The home is finished in the designers “meadow” scheme, which is a warm palette inspired by Discovery Park’s lush open spaces. Next door to 4002 is the Sales Gallery which is designed in the “coastal” scheme for comparison.

The new listing includes 4,027 sf. of living space on four levels with 4 bedrooms and 3.5 baths. The kitchen is all new with custom cabinets, quartz countertops, Miele appliances and gas cooking. Upperlevel floor plans were redesigned to include a master bedroom, spa-like bathrooms, and walk-in closets.

A fully-finished, spacious daylight basement has exposed stone walls and brickwork that provide the backdrop for an airy feel, while a fourth story provides an open loft for a media room, bedroom suite or private home office.

Officer’s Row follows an earlier release of 13 homes at Montana Circle. Those homes ranged in size from 1,675 to 1,995 square feet and closed with sales prices between $800,000 and $1.2 million. There is a total of 26 homes at Fort Lawton; the 13 homes at Officer’s Row are the last residences to be offered for sale in Discovery Park.

As a unique offering, Officer’s Row homes are not listed for sale until they are fully renovated. Each home has its own character and historic attributes which take time to restore. With the first MLS listing announced today, RISE Properties anticipates that the last home will be completed in December of this year.
